The real estate industry can be complex, and navigating the transaction process can be overwhelming for buyers, sellers, and agents alike. SoCal TC ensures that the process runs smoothly, and that's why real estate agents and brokerages hire us as their transaction coordinators.

SoCal TC Service uses licensed real estate professionals who specialize in managing the administrative and logistical details of a real estate transaction. They work to keep all parties on track, on schedule, and in compliance with legal and ethical standards.

Our Services

Contract Writing & Review

Contract writing and review of SoCal listing or purchase agreements. Prepare and complete the listing or purchase agreement and supporting documents to ensure compliance and set for electronic delivery to the principal or party to the transaction.

Pre-Listing

Prepare listing agreement and broker-specific forms, order staging, photos, and post-installation, coordinate installation of Supra Keybox, MLS entry, upload photos, and optional post "Just Listed" to social media.

New Escrow Seller

Once the contract and counters are fully executed and accepted,  we can open escrow, send an intro letter to all parties, calendar key dates, prepare seller disclosures, coordinate appraisals and reports, and collaborate with escrow to ensure deliveries, amendments, and concessions.

New Escrow Buyer

Once the contract is fully executed and sent to us, we can review it for completeness, ensure the purchase agreement gets satisfied, calendar key dates and contingencies, order inspections and reports, and collaborate with the lender to keep the buyer informed on loan approval.

New Escrow Dual Agency

This process is the same as New Escrow with a full TC Service for both the buyer and seller side, a calendar of key dates and contingencies, and collaboration with Escrow, Title, and Lender to ensure accuracy for a successful closing and review for compliance with the broker and DRE.

Retainer

A 40-hour retainer for guaranteed and personalized real estate services and transaction management, set and customized to meet each of your unique and professional needs.
